A
very common problem in nearly every home we inspect is debris in the
A/C condensate drain pan.
As warm moist air is blown over the cold
evaporator
coils in the attic, the moisture condenses on the coils. This
condensate water is then drained through the main condensate line.
However, should this line become clogged or blocked in some way, due to
debris or insect nests, etc., the w
ater then
drains into the condensate pan, beneath the unit.
The condensate pan has its own drain
line, which should lead out of the attic and above
a window, so when it begins to drain the homeowner will notice and
realize there is a problem. Keeping this drain line open and free of
debis is very important. If this “last line of
defense”
against water damage should fail, then the pan will overflow onto the
ceiling below the unit in the attic, The resulting damage, to
walls and ceilings and floors, and the possibility of mold/mildew
growth, make keeping the line clear a high priority.
Remove any debris in the pan that could
possibly clog the line, and remove another mark from the report.
